How we work with landowners.

We're a small developer looking to acquire and develop complex sites — awkward plots and underused buildings — across London & the commuter belt. Here's how we work, and the kind of site we're looking for.

How we work

We start with the site.

It starts with a straight conversation about your land and what might be possible. Every site has constraints — policy, context, neighbours, character, history. We don't force templates or chase maximum numbers; we look at what the land can genuinely support, and shape a scheme around that.

What we're looking for

The hard part of a small site isn't building it. It's getting permission for the right scheme.

Small sites stall all the time — usually because the scheme that went in was the wrong one for the site. No two are the same; each has its own constraints, whether that's green belt, flood risk or a conservation area, and each needs treating differently.

Alongside the restoration in Hackney, we're appraising sites across London & the commuter belt — generally one to three acres: constrained, characterful, or simply difficult to get right.

We may be a partnership of two, but we never work alone. On every project we bring together an experienced group of independent professionals — architects, planning consultants, structural engineers, party wall surveyors, interior designers, arboricultural consultants, daylight and sunlight analysts and energy specialists, to name a few — chosen to suit the site in hand. It's the same team approach we're using on our current London project.

It means every site we take on has real professional expertise behind it.
